The no-MLTT advantage

The single most important financial distinction for buyers comparing Toronto and Mississauga is the land transfer tax structure. Toronto charges a second, municipal land transfer tax on top of the Ontario provincial LTT. Mississauga, as a Peel Region municipality, does not. On a $1 million purchase in Toronto, you'd pay the provincial LTT plus a Toronto MLTT of over $16,000. The same purchase in Mississauga: only the provincial LTT. That's real money at closing that doesn't appear anywhere in the listed price.
